After the work I did on the Les Schwab Tire Center project, the broker on that other deal had another site under contract. He called me to ask me if I would be interested in buying this parcel from him. Because of my project in town, I was familiar with other tenants that still had a desire to locate in Canon City but just hadn’t found the right site yet. I had inside knowledge so I had a good chance of landing a tenant. I moved forward and put a deal together. It came together pretty quickly after that first call. I then called various tenants that might have interest in this site and received offers from multiple potential users. We eventually settled on Arby’s because it not only fit on the site but it was also with one of the most esteemed franchisees in the nation, Flynn Restaurant Group. We worked through a cross access agreement with the neighboring bank and received approvals from CDOT. This deal was a success and recently opened with long lines.
