As Les Schwab Tires prepared to enter Nebraska, Omaha was an obvious market to target. While scouting potential sites throughout the metro, I came across a large mixed-use development in Papillion that immediately caught my attention. Although the hard corner wasn't available, there was an outlot just off the intersection with excellent highway visibility. I thought it was an outstanding site and one that Les Schwab would love.
 

The project was listed on CoStar, so I picked up the phone and called the developer.

I introduced myself, explained that I was representing Les Schwab as they expanded into Nebraska, and told him I believed his project was a great fit for one of their first stores in the Omaha area. I also shared that I was very selective about the sites I pursued and that when I brought a deal to a property owner, it was because I genuinely believed there was a strong likelihood of getting it across the finish line.

He was understandably a little cautious at first, but he was willing to hear me out.

After discussing the opportunity, I submitted a Letter of Intent, and we reached an agreement fairly quickly.

As we worked through due diligence, we discovered a few zoning issues that needed to be resolved before development could move forward. The developer assured me they would take care of them, and they did exactly what they said they would do. Throughout the process, both the developer and his broker-partner were outstanding to work with. They were responsive, collaborative, and followed through on every commitment they made.

The transaction closed, construction was completed, and today Les Schwab's first store in the Omaha metropolitan area is open and serving customers in Papillion.
