By this point, I had built real momentum with Les Schwab and developed a sharp understanding of what made a site work for them.
Pierre, South Dakota, was on their radar, but like most smaller markets, there weren’t obvious opportunities just sitting on the market. So I went hunting.
I came across a large piece of land positioned next to a local credit union and in close proximity to both Menards and Walmart. Strong retail anchors, good traffic drivers. On paper, it checked a lot of boxes.
There was just one problem. It wasn’t for sale. That didn’t stop me.
I tracked down the right contact at the credit union and reached out directly. After a few conversations, I learned they actually were open to selling excess land if the right opportunity came along.
That was all I needed.
I moved quickly, put together an offer, and we were able to come to terms without a lot of friction.
At that point, the deal was good… but not great. Access was decent, but not a slam dunk. And with a tenant like Les Schwab, “okay” access doesn’t get deals approved.
Then the catalyst hit. I learned that a new access road was planned that would directly connect the site to a signalized intersection. That changed everything.
What was previously a borderline site instantly became a high-quality location. That new access point ultimately helped secure Les Schwab’s approval and validated the original vision for the site.
From there, the deal moved cleanly. No major surprises during due diligence, no issues getting to the finish line.
Les Schwab opened successfully, and the site performs exactly how we expected.
