This opportunity came together a bit more traditionally than many of our deals.
 

While scouting sites in Minnesota for Les Schwab’s continued expansion, their real estate team, tenant rep brokers, and I were all actively reviewing potential opportunities across several markets.


During that process, the brokers identified a property in Grand Rapids that had recently been listed for sale. It was a site I had overlooked, but it immediately stood out as a strong candidate for a Les Schwab location.


The brokers toured Les Schwab’s Real Estate Manager through the market and included the site as part of that visit. After evaluating the location and the surrounding retail corridor, Les Schwab gave us the green light to pursue the opportunity.


From there, I stepped in to structure the transaction and submit an offer through the brokerage team. Working collaboratively with the brokers and Les Schwab’s real estate department, we were able to secure the property and move the project forward.


While many of our deals originate off-market through direct owner outreach, this one is a good example of how strong relationships and teamwork with brokers and tenant real estate teams can also surface great opportunities.
