This former Golden Corral Restaurant had found a new lessee in the form of a restaurant and entertainment establishment. The aging appearance of the building hinted at the current tenant's underperformance, which caught my attention as a potential opportunity. To explore this further, I reached out to the property owner, and her response confirmed my suspicions. Our conversation revealed that the existing tenant was eager to vacate the premises, and more notably, the property owner was interested in selling the building. With this knowledge in hand, I approached Les Schwab Tires, proposing the site as a promising location on the west side of Great Falls, and they eagerly embraced the idea. Of course, as is often the case, challenges emerged. Establishing a tire store on this property necessitated amendments to the shopping center's Covenants, Conditions, and Restrictions (CC&R's), demanding the signatures of both Home Depot and Macerich. Securing these signatures was neither straightforward nor swift, but through persistent efforts, we ultimately obtained the necessary approvals, paving the way for our envisioned development project.
