This was part of a four-site acquisition from United Pacific, a large gas station property owner/operator in Colorado. The property was an existing Phillips 66 gas station originally developed in the late ‘80s. Our plan was to replace it with a new Murphy Express. But when we reviewed title, there was an old deed restriction against gas dating back to 1950! So, we filed a quiet title suit to get the restriction lifted. Not long after, our project moved forward.
