Starbucks had asked me to find a site for a new store in Belen, NM. After searching throughout the city, I realized there was only one location that fit their needs, but it wasn’t on the market. After reaching out, I found out that the property owners were older and eager to sell. We quickly struck a deal, which was quite rare!
 

However, the project’s scope, especially the offsite road improvements required by NMDOT, seemed cost-prohibitive. I started to explore some city incentive programs. After several face-to-face meetings and securing City Council approval, we obtained financial incentives to help cover the road work costs. This allowed us to move the project forward.
