We knew Starbucks needed a location in this area, but there were very limited options. We had noticed this old Dairy Queen and thought it would be a perfect Retrofit to Suit if we could buy it and convert it. During the first call with the DQ owner, he told us he wasn’t a seller—and not to call back. Our reply? “Perfect”.


Safe to say, he was pretty confused by that. He restated that he wasn’t a seller and our next reply was, “That’s great, because a lot of our properties have started out ‘not for sale’, so we think we’ve got a good shot of putting a deal together!”

He roared and said, “Wow, you’re gooooooood. When will you be in Denver to discuss?” Not too long after, we put the deal together.
