This was a Valero gas station on one of the best corners in Pueblo, CO. The property was located in an Albertson’s anchored center and Starbucks was located in a shops building in the same center. Several other groups had tried to put this deal together, but ran into challenges with obtaining the various shopping center approvals due to the fact that Starbucks was already located within the center. After six months of negotiations, we were successful in getting the necessary approvals to move the deal forward and even forged a relationship with Valero (acquired later by Circle K) which led to more off-market opportunities.
