My pursuit of prime real estate for Starbucks began with a relentless barrage of 'no's.' I targeted properties owned by a large gas station group, but despite countless cold calls, I faced consistent rejection. Yet, I refused to let discouragement take hold. Instead, I shifted my focus, viewing each call as an opportunity to build connections and identify other potential sites within their portfolio.
Then, a turning point. While scouting, I stumbled upon a property that didn't suit my needs but held immense potential for the gas station group. I called them, offering unsolicited advice: 'I saw this property; it might be perfect for a new gas station.' This simple act of providing value, without expecting anything in return, transformed the dynamic. The 'no's' turned into conversations. We began building a genuine relationship, touching base every couple of months.
Years passed, and then, out of the blue, the owner called. He was looking to divest a small portfolio of gas stations and wondered if I was interested. My response was immediate: 'Send me the list!' Four out of five properties were ideal, including the one that had become the focus of my efforts. But securing a strong tenant was crucial. I quickly landed a Letter of Intent with Maverik Gas, and we signed a lease. However, on the very last day of their feasibility period, they abruptly canceled. The disappointment was sharp, but I pressed on.
Undeterred, I pivoted to In-N-Out Burger, securing another LOI and navigating their rigorous Real Estate Committee approval. Just as we were about to sign, they went silent. Weeks of agonizing uncertainty followed, and then I learned the reason: a more desirable site, the adjacent Applebee's property, had become available. The sting of that missed opportunity was palpable, but I knew I had to keep moving.
The search continued. I secured a lease with Les Schwab Tires, who were incredibly enthusiastic, calling the site 'ground zero' and a 'homerun.' Yet, even that deal fell apart at their Real Estate Committee, due to concerns about 'too much traffic' on Garden of the Gods.
Finally, after three near misses, persistence paid off. I signed a lease with Super Star Car Wash. They recently opened to resounding success, a testament to the power of persistence, building relationships, and offering value, even when faced with a mountain of 'no's.'"
